if you ARE going to buy an apartment it needs a fantastic point of difference from the rest otherwise you will make no money...

Best is to get the worst house in the best street, Do not worry about the facade as much these things are comestic and can be changed...

But buy with soil, land is KING.....

I am looking down the coast, can't afford in my neighbourhood (house around the corner went for almost $900K and i personally would have had to re-do kitchen and bathroom and the least..

I reckon I'll be happy with a nice house I can call home... something in a good location that I can live in and be happy... this is not for investment purposes, it is to live in. Thanks for the advice all, but I can only afford what I can, and I still want a good house in a good location, can't really have it all with just a single persons motgage.

What I would like to know is, if a place is set to auction in a month, and estimated between $365-$400K, but they accept offers earlier, what should I do? I really want it...

i am sure i said IF you are going to get an apartment there needs to be point of difference.... why would you waste money on a cookie cutter place... yeah that will be an easy sale when you out grow it....

Land/Houses are a better option in the long run, you will get more on a return than you will a cookie cutter apartment...

But that is just advice i have been given by people in the industry.. yeah they must be wrong...

Well I was told by "people in the industry" that currently the best investments are city apartments as the demand over the next 10 years will outweigh supply by 5 to 1.

We should get our industry peoples to have a fight! :)

you can save a packet buying off the plan, as my ma has with her apartment over the road from workshop. smaller apartments in the bloack are already selling for more than she initially paid, so as far as a sound investment is concerned, I think she's nailed it.

and yes charlie gal, breaky soon for sure. might be going down to volunteer in gippsland if i can this weekend, but if i'm around, i'll be sure to give you a tingle m'love.

Most amazing big ups to the struggling people of Australia, who in the depths of a world financial crisis and a possible recession, overnight, have come up with over $13 million dollars for the bush fire victims. I'm blown away by this, completely and utterly. Not four days ago we were bitching about the price of petrol moving 3 cents thataway, or the estimated jobless in the coming months. Never would anyone have thought that they would be collectively (and happily) handing over their hard earned dough in such a financial climate. But we Aussies see that there are people worse off...that we can go without a few luxuries because these people are going without families, homes, communities.

This mass involvement and desire to help really moves me, and not to sound tripe but it gives me hope too.

Oh, and big up's to everyone who was nice to me on my birthday :oops:

offer what you think is fair. somethings only worth what someone will pay for it. i'd say $375,500 and see what they say. can always offer more if it gets rejected.

word. makes me so proud. and gives me a lot of hope too, cos the world is gonna be dealt some bad cards in the years to come, and its great to know we can actually help each other on this scale.

biggups Dave and family! (greensborough homebrew shop). Worried sick they might have been stuck up at their house in Toolangi but just got news they fought spot fires all sunday then bailed for their holiday up to Merimbula sunday night! way safer up there. such a load off.
